We register a DED approved and RERA regulated Dubai Mainland LLC with 100% foreign ownership
You are registered as a shareholder in the LLC with your investment
You get to apply for Emirates ID as shareholder of the Mainland LLC
Once you have Emirates ID you can now open multicurrency bank & investment accounts
We secure renters and take care of facility management with our channel partners
You receive your share of the rental proceeds in your personal UAE bank account
Should you choose not to open an UAE bank account we act as a custodian of your rental income with your Power of Attorney

Expected Return on Investment (RoI)
Although we cannot and do not guarantee returns but based on the past and current market trends along with future projections, annual rental yields of 6-8% can be expected conservatively. Rentals appreciate on an annual basis by 4-5%
We recommend you to stay invested for a long run to reap 2-4x exit multiples, however if you want an early exit, we guarantee your exit at anytime - no questions asked, at the prevailing market valuation of your invested unit(s)
Your UAE residency remains valid till the time you remain invested with us
Your rental income is safe in a UAE bank of your choice, that you get to open with your UAE residency, in a currency of your choice (USD /AED/ EUR / GBP)
Should you choose not to activate your UAE residency, we act as custodian of your income generated in a UAE bank account with a Power of Attorney duly authorized with your consent

Is UrbanSahari a regulated business?
Yes, we are regulated by Dubai Department of Development under the federal laws of UAE. Additionally we are Dubai RERA licensed ensuring compliance and security to all of our investors
How will I ensure I am co-owner of a property
The title deed of each invested unit will have the name of the LLC on it. Your name and shares will be documented in the AoA & board resolution under each LLC. AoA of the property owning LLC, directly links your (shared) ownership to the property.
How is my money used and when do i get UAE residency?
Once you are ready to invest, our legal counsel will do AML, Sanctions and bankruptcy checks. Once cleared, you wire your investment to the LLC bank account & head over to Dubai. Your ONE TIME investment includes express EID application (should be done within 5 working days). Once you get EID issued you have the option to open a local bank account. We then secure the title deed on the LLC as soon as the unit is ready for transfer of possession, typically within 2-3 months of your wire transfer. Your investment generates interest from the transfer date.
How do you ensure the property is rented?
We shall vet every renter's background before executing the rental agreement. Rental agreements will be long term tenure with options of annual renewal. Quarterly rent shall be collected in advance and distributed to each shareholder. Occupancy rate in long leased units are usually 100%. Unless there is a black swan event, that are beyond any rational anticipation, we don't anticipate to run dry on the 100% occupancy rate.
Can I invest in multiple units / ticket sizes?
Of course! in fact the 2nd ticket in Resident model costs significantly less since your EID fees are covered in the 1st ticket. We also encourage you to diversify across multiple units with at least one share across different asset owning LLCs.
How do you handle investor defaults?
We have negated investor default risk by keeping a 5 year closed end holding period and by collecting recurring annual costs upfront in the ONE TIME investment ticket. Hence we don't anticipate counterparty default. In the unlikely event UrbanSahari gets insolvent, all shareholders shall get their investment on senior credit basis at the prevailing market value of the property adjugated by the UAE federal insolvency agents and court.
How does UrbanSahari make money?
We are in a business to generate profit for us and our investors. We have clearly defined management fees which are part of the investment you make with us, besides we are co-investing in ALL LLCs which entitles us part of the rental income and our share in the exit value. How do you ensure privacy of investors?
UrbanSahari follows GDPR guidelines. Your personal information and data shared with us are secured. We don't share your information even with other shareholders in the same LLC other than your name which will appear on the Article of Association (AoA) of the LLC
Will i get a lifelong UAE residency?
There is no such thing called "Forever" but provided your residency application is accepted by the Federal UAE immigrations and customs authority during the LLC set up and upon each 2-year renewal cycle and you do not violate any UAE law or international financial regulations throughout your investment with us, your residency should remain valid.

Who are your competitors?
None really - considering our business model of combining UAE residency and investment partnership to co-own a tangible asset. There are other ways to get residency but that will cost you annual renewal fees on top of a one time set up fees. Also there are platforms selling fractional ownership in Dubai properties. we don't deal in fractions for day traders and juvenile investors, we are seeking matured investors and partners to co-invest and stay for a long haul to make serious money.
